Why HRA needs a rent receipt
If you get House Rent Allowance from your employer and want to claim the exemption, your employer's payroll team — and, if you're claiming it directly in your return, the Assessing Officer — needs proof that you actually paid rent for the months you're claiming. A signed rent receipt is that proof. No receipt, no exemption, regardless of what your rent agreement says.
How much rent needs a receipt?
The Central Board of Direct Taxes exempts employees from submitting rent receipts to their employer only when rent is ₹3,000 or less per month. Above that, receipts are required for every month you're claiming — which is most renters in any metro or tier-1 city.
Is the landlord's PAN mandatory?
Yes, once annual rent crosses ₹1,00,000 (roughly ₹8,334 a month or more). Above that threshold, income tax rules require the landlord's PAN on the receipt or supporting documents. If the landlord doesn't have a PAN, they can instead sign a Form 60 declaration, which your employer's payroll team will usually accept in its place.
Do you need a revenue stamp?
Only for cash payments over ₹5,000 per receipt. The Indian Stamp Act requires a ₹1 revenue stamp affixed to the receipt, signed across it by the landlord. Bank transfer, UPI, and cheque payments don't need one — the transaction record already stands as proof.
What a valid rent receipt format includes

- Tenant's full name (the person claiming HRA)
- Landlord's full name and, above ₹1,00,000 a year in rent, their PAN

- The full address of the rented property
- Mode of payment — cash, cheque, UPI, or bank transfer
- A revenue stamp and the landlord's signature across it, for cash payments over ₹5,000

For HRA purposes, a receipt plus a rental agreement (or at least the landlord's PAN/ID) makes the strongest claim. Some employers accept receipts alone for smaller amounts, but a signed agreement is worth having if your annual rent is substantial.
Can I claim HRA if I pay rent to a parent or relative?
Yes, provided the payment is genuine and documented — rent receipts, ideally bank transfers rather than cash, and the relative declaring the rent as income on their own return. The same PAN and receipt rules apply.
What happens if I submit rent receipts late to my employer?
Most employers set an internal deadline (often January or February) after which they stop accepting proof for that financial year's TDS calculation. Missing it doesn't lose the exemption entirely — you can still claim it directly in your income tax return, but you'll need the same receipts on hand.
